Factory Shed for Rent in Coimbatore: Complete Checklist

Finding the right factory shed for rent in Coimbatore can make or break your manufacturing setup. The wrong building — wrong height, insufficient power, or poor access — can cost you far more in modifications and lost productivity than you'd save on a lower rent. Here's what to check before you sign.

1. Power Load and Electrical Infrastructure

This is the single most important technical specification. Before viewing any factory shed, clarify your connected load requirement in kilowatts (kW) or horsepower (HP). Then verify:

• Connected load available: Most small factory sheds have 25–100 HP of three-phase supply. Heavy machinery may need 200+ HP.
• LT or HT connection: LT (Low Tension) is suitable for most small industries up to 110 kW. Above that, you'll need HT (High Tension) which requires a separate transformer and switchgear — adding significant cost.
• LTCT metering: For industrial units above 75 HP, LTCT (Low Tension Current Transformer) metering is typically required. Confirm this is already installed.
• Power line proximity: Buildings near HD power transmission lines can tap into industrial-grade supply more easily.

2. Building Height (Clear Height)

Building height determines what processes and equipment you can install. For most manufacturing purposes:

• Light assembly / small components: 12–16 ft clear height is sufficient
• Medium machinery, conveyors, storage racking: 18–24 ft required
• Overhead cranes, tall press machines: 28–40 ft and above

3. Floor Load Capacity

Heavy CNC machines, hydraulic presses, and material storage put enormous weight on floors. Standard concrete floors handle about 5–8 tonnes per square metre, but heavy machinery may require 10–15 tonnes/sqm or higher. Always confirm the floor specification, and whether ground anchors for machine bolting are permitted.

4. Shutter Door Size and Vehicle Access

Your materials go in and products go out. Check:

• Shutter dimensions — standard is 12 ft wide × 14 ft high. For container movement you need 14 ft × 16 ft minimum.
• Road width at site entry — 20 ft minimum for small trucks, 30 ft+ for 16-wheeler access.
• Turning radius — can articulated trucks enter and manoeuvre?
• Hardstanding / apron space in front of loading doors.

5. Water Supply

Manufacturing often requires water for cooling, cleaning, or processing. Confirm borewell depth and yield, water quality (is it suitable for your process?), and whether separate water meters are installed.

6. Ventilation and Lighting

Check the number and placement of windows, roof ventilators (turbo vents or ridge vents), and natural light. Poor ventilation in a hot climate like Coimbatore significantly reduces worker productivity. Confirm whether industrial fans or exhaust systems are in place, or permitted to be installed.

7. Lease Terms That Matter

• Lock-in period — how long before you can exit without penalty?
• Rent escalation — what percentage per year?
• Structural modification rights — can you drill, weld, or alter the building?
• Subletting rights — can you sublease part of the space if needed?
